📈 How to Use the Listing Health Score to Maximise Leads
What is the Listing Health Score?
Every property you upload to the Agent Terminal receives a dynamic Health Score (0–100).
This is not a static number. It is a live diagnostic tool that compares your listing against the current market, identifying exactly why a property might be sitting rather than selling.
The 4 Pillars of a High Score

The Workflow: Turning Diagnostics into Leads
1. The Monday Morning Triage
Open your Agent Terminal every Monday. Sort your portfolio by Health Score (lowest to highest).
- Score 80–100: Healthy. Leave them alone.
- Score 50–79: Needs minor tweaks. Usually missing data fields or a slight pricing misalignment.
- Score <50: Critical. These listings are invisible to the best buyers. They need immediate intervention.
2. The Vendor Conversation (The "Fix")
The Health Score is your ultimate tool for managing vendor expectations.
Instead of saying, "We aren't getting many viewings, we should drop the price," you can now say:
"Your property currently has a Health Score of 42 on the intelligence platform. The primary drag is pricing against recent comparables. If we adjust by 4%, the system projects a 3x increase in qualified applicant matches this week. Shall we make the adjustment?"
3. Enriching the Brief for AI Matching
Remember: Buyers on HomeHapp don't just use filters; they talk to HAPPI.
If a buyer asks HAPPI for a "quiet flat with low service charges," your listing will only appear if you have explicitly filled in the service charge field and noted the quiet location in the brief.
A higher Health Score means you have given the AI everything it needs to sell your property.
